Laticia G: Hello and welcome to Room by Room. Living areas of the hub of any household get yours ready for sale by making it look warm, inviting and homey. One way you can do this is by rearranging your furniture and removing any large items cluttering the space.

Anne J: Often people will have brought furniture from one house to another because that is just what you do, you don’t change your furniture every time you move. So consequently, pieces aren’t catered to that specific area and they leave them there and often that will block a space, it won’t allow people to see the space that they have there or the room that they have. So it is important to get pass that and sort of understand that it is all that proportion and putting the right size pieces into a small areas specially.

Nirit H: Just walking through this premise, there is far too many pieces of furniture and they are far too large for the space. So what we are going to do today is we are going to eliminate the modular and take away some of the side tables and then add some personal items to create an optical illusion of having more space rather than having all that clutter which was very suffocating.

Laticia G: The position and layout of your furniture is really important to show off your home to its best potential on inspection day.

Denby D: You will show the buyer how a room can work but you will also want to maximize the space of the room. So how you lay it out you’ve got to be very conscious of that. Be conscious of the fact, can they get around a large coffee table to get out to the outdoor area? Can they walk comfortably into the bedrooms without any obstruction. And another rule is that when you walk through the front door, you don’t want anything too heavy, right up against the door or in your line of sight because automatically you will feel claustrophobic and so you therefore can start with a low whole table, that is a good idea with a big bunch of flowers and possibly a mirror and then you continue through and you create the heights and create the flow through the use of the low to the high furniture.

Trevor R: When it comes to selling on setting up casual living spaces, we found that this space in particular used to be just the living room so we’ve actually made it dual purpose by having the dining, dining room back here and the family TV spot as well. That way it sort of cross branding itself and not feeling like it is just a living room. So it is adding hopefully more value to the place and getting bias minds thinking while they are going through the property about what they can do with the spaces as well as just the obvious.

Laticia G: If you think you need new furniture, you could always hire a certain items and seek professional help.

Denby D: Keep the pieces that work for the room and that look fine, that present well and then get a few extras in such as the sofa or the coffee table and the dining table and it will make a huge difference and maybe seek the advice of somebody who has a bit of a design eyes as well so that you can get an objective opinion about what you should keep and what should get rid off and possibly how the room works for somebody else other than yourself.

Nirit H: Viewing the client’s existing furniture they were not in the correct proportion to create that wow factor. So I’ve selected and use a sofa in the correct proportion a bit of dramatic tones to create a bit off a fill through the space oversized art work and basically just personalize it a little bit more with items that create a nice homely feel.

Laticia G: There are many simple ways to bring new life into your living room to give it a fresh modern look.

Anne J: Mirrors are wonderful in spaces that aren’t very large so they add another dimension, they bring a lot of light in specially if windows are open or doors are open. And then of course, sure it is important to use things like great artwork which will just finish off a space and really define the area. Again, important thing to use in a lot of spaces especially a living space is a rug on the floor that will define the space as well. Artwork, mirrors, rugs, very important.

Trevor R: Some of the quick fixes that we do quite a lot of these are replacing sofas, people pick a dark leather lounge quite often for the practicality of their family which is great for day to day life but for selling it, it may look like a big heavy blob. So we quite often we’ll just change over a lounge just to bring it up to date and something a little bit lighter and then the owners if they are living through just put a shade or something over it during the sales campaign to protect it from the little ones.

Laticia G: You may need to modify your house to see the season. For example, terraces is so better in winter than summer because they are open fires and wooden floors bringing natural coziness to a room. If you are selling in summer, there are a few things you can do.

Briseis O: Natural light, it is a big thing. If you are bringing natural light, you could use mirrors, you can use candles as well but all that light brings in a summer feel. De-cluttering, getting rid of dark objects, dark furniture, lightning it up with nice light pieces and then pop it with color. Lots of nice, natural bright color bring in the flowers, bring in the scents, it is beautiful.
